Building a house is one of the most exciting and intimidating journeys we embark on. We have tailored our process to ensure you feel safe, informed and supported from the first meeting until you move in.
Our Workflow
Preconstruction
Failing to plan is planning to fail.
We want to succeed. So we invest in a thorough preconstruction phase. We this stage of the project a project in its own right. We create and enter into a dedicated reconstruction agreement, that establishes the legal foundation for us to gather information, contact subcontractors, verify the legal restrictions and conditions applicable to your property and project, and create a comprehensive estimate for your project. During this phase, we bill by the hour to establish the parameters for your project. At the end of this phase, we will present you with a detailed, reliable bid that will form the basis for the next step; the construction agreement.
By treating this phase separately, you keep all of your options open, and can make a thoroughly informed decision about whether we are the right fit for this project, whether the bid matches your price ideas, whether the scope feels manageable and whether you want to actually go ahead.
New Client Questionnaire
At this stage you will be asked to complete our New Client Questionnaire. It is a detailed survey exploring all aspects of your project. The more detailed information you provide, the more accurately we can gauge and bid out your project. You will also make a decision on your design strategy. We offer a full design service, or are happy to collaborate with an interior designer of your choice.
Construction
Once the scope, timeline, budget, and legal requirements have been determined, we enter into a construction agreement. This agreements details the conditions and pricing structure of our work.
Capra Home Concepts is a full-service general contractor business. The work on your project will be completed by qualified and insured employees of Capra Home Concepts and carefully selected qualified, insured and bonded subcontractors. Capra Home Concepts charges a 20% management fee on all services and work, whether performed by employees of Capra Home Concepts, or hired subcontractors. This management fee pays for the coordination and communication of all workers involved.
We bill monthly. Subcontractor costs will be billed on the day the work commences, or the initial deposit is due.
Post Construction Maintenance
Our buildings always include mechanical ventilation. Once you're happily settled into your new abode, we offer an annual subscription service for HVAC maintenance, and general upkeep. Beyond our standard warranty, this service includes ordering replacement filters for your ventilation system, and assistance in ensuring your systems are all running smoothly.
